When it comes to managing properties, handing the keys to the tenant does not mean the work ends there. With a long list of things to consider before, during, and after leasing the property, will you have enough time for yourself? The list includes but not limited to, collecting rent, arranging repairs (A/C stops working), leasing properties,and legal issues. Do you really have the time to worry about all of that? Below are questions you must ask, if you are unable to answer or the answer is no, a property management company is needed:
Was the reason you were able to rent the home so quickly because the rent price was to low compared to the market value?
Do you know the tenant/landlord laws for you city, state, and federal government?
Are you willing to be on call 364/24/7 even when your on vacation?
Do you effectively confront and negotiate with the tenant and enforce the terms of your rental agreement?
Do you take the time to perform thorough move-in/move-out inspections with pictorial timeline?
Do you personally know reputable painters, electricians, roofers, carpenters, furnace and appliance repairman who are licensed and insured, affordable and reliable?
Are you able to handle the accounting and record keeping?
